To Whom It May Concern,
I express my gratitude for the opportunity to address the submissions received from residents of Boreen
Point regarding the 'Proposed Development Application' Ref. MCU23/0019 for material change of use -
'Whole House STA' for 2a Woongar St Boreen Point.
It is important to note that a significant portion of these submissions were made by individuals residing
outside the immediate vicinity of the aforementioned property.
In the event that the application is successful, Boreen Point Real Estate would assume the role of
managing agency for the aforementioned property.
Boreen Point Real Estate is a locally based, family-operated business that currently oversees the opera-
tions of eight approved Short-Term Accommodations (STAs) in Boreen Point. All our approved STAs have
appropriate signage in front, and contact details are easily accessible for anyone wishing to contact
Council's hotline to submit complaints.
As the principal of Boreen Point Real Estate, I assure you that we consistently adhere to the Code of
Conduct for STAs. The Code of Conduct is deeply ingrained within our organization, and as residents
and professionals working in Boreen Point, we are always available and located just minutes away from
all our STAs in the area. During the booking process, guests are required to accept and abide by the
Code of Conduct at all times. They receive a copy of the code before their arrival and a laminated
printout is available in every STA.
Allow me to address and refute the raised concerns as follows:
1. Concerns about tourist behaviour and the potential for disruptive activities:
It is essential to recognize that tourists and visitors who come to destinations like Boreen Point
are typically water sports enthusiasts, sailors, and families with children.
Boreen Point is not known as a party destination.
The area is characterized by a serene atmosphere, with lights typically dimmed by 7 pm and
residents retiring by 9 pm.
Throughout my tenure at Boreen Point Real Estate, and since assuming ownership of the
business, there has never been an instance of a "Party House" situation.
It is important to understand that activities such as occasional barking, children playing in a
small pool, families engaging in card games on the deck, infants crying, the nearly silent hum of
a pool pump, or leaving an internal hall light on for ease of access to the bathroom are part of
normal life and experienced by most people. Unfortunately, these trivial matters have been used
as grounds for complaints. At Boreen Point Real Estate, we maintain a comprehensive logbook
in which we record all complaints, including the time, date, complainant, and detailed actions
taken to address them. It is noteworthy that the majority of complaints originate from the same
individuals who express disapproval of such commonplace behaviours.
2. Fire pit and wildfire concern:
“Firstly, it should be acknowledged that individuals renting short-term accommodations in rural
areas often enjoy gathering around a fire pit.”
However, it is important to note that none of our STAs provide fire pits as an amenity. All forms of
fires, without exception, are strictly prohibited in our STAs. Any violation of this policy would
result in immediate eviction without a refund. and Conditions, which guests agree to upon
booking.

Furthermore, every STA provides an in-house catalogue that includes a dedicated section addressing
fire risks in environmentally sensitive areas like Boreen Point. The property owners have taken proactive
measures by contacting the Rural Fire Brigade and Qld Fire Services to organize a backburn and regular
maintenance to keep the surrounding bushland under control.
3. Traffic noise:
“Concerns have been raised regarding increased noise and dust caused by vehicles entering
and leaving the property via an unsealed track, considering the potential accommodation of a
large number of guests.”
It is important to note that properties of this size are only booked a few times per year, specifi
cally during school holidays and peak seasons. Furthermore, the property owners themselves
visit only occasionally throughout the year. Therefore, instead of experiencing daily traffic noise
associated with permanent tenants or property owners, any noise disturbance would be limited
to a few instances per year. To mitigate any potential disturbance, appropriate signage mandat
ing slow speeds will be installed. It is worth mentioning that the road leading to the property is
situated at the far end of Woongar Street and shares a boundary with only one property, whose
owner has not expressed any concerns.
