Submission against Development proposal MCU20/0119 - 1/20 Nannygai Street Noosaville The property, subject to the proposal, is in Nannygai Street in Noosaville, which has primarily owner occupier and long term rental properties, along with some holiday homes. There are also a number of short stay accommodation providers located in the local area. For instance, the Anchor Motel, Noosa Yallambee Holiday Apartments and Pelican Cove Resort being close by and the Noosa River Retreat also in the area. These facilities adequately cater for short stay accommodation needs locally and are the preferred accommodation option in the Noosa Plan 2020. Approving short stay accommodation in private homes (approval in this instance will provide a precedent for any future proposals from other property owners in the area) will change the balance of property types and will erode the provision of critically needed long term rental accommodation. Over time this turns the street into a tourist precinct instead of primarily a residential area and will be to the detriment of permanent residents. We believe that the proposal will have an unreasonable loss of our residential amenity. Of particular concern is that the property is being advertised (Noosa Luxury Holidays website) as catering for four couples (eight adults). Urban infrastructure such as parking and garbage disposal are not designed to support such numbers in a single residential dwelling. This also constitutes a high risk for excessive noise violations. The property owners have provided no evidence in their proposal that they have anything in place to manage or mitigate any such infrastructure issues or problems arising with paying guests. While the property has a two car garage, there is only a single drive way up a steep incline to the garage, that has a tilt door. The ability too easily manoeuvre multiple vehicles in and out appears extremely problematic. This will result in excessive street parking, contributing to traffic congestion in the street. People are currently staying at the property and noise from the outdoor entertaining area and back yard is clearly audible in both our downstairs living area and upstairs master bedroom. This will certainly be an issue with excessive noise on a regular basis when a party of eight adults are in residence. Other neighbours have realtor advice that approval would have a negative impact on property values. In conclusion we oppose the proposal as: • there is no need for additional short stay accommodation in the area, this being adequately catered for by exisiting Noosa Plan preferred providers; • there will be a significant loss of residential amenity; and • approval provides precedent for further approvals for other property owners that will irreversibly alter the character of the street and turn the area into a tourist precinct instead of a residential area catering primarily to permanent residents, both owner occupiers and long term renters. Thank you for consideration of our concerns. Kevin & Merrin Hogan 18 Nannygai Street Noosaville
