1 Introduction
This report has been prepared by Place Design Group on behalf of Jane Struss (applicant) in support of a
development application over land at 28 Kingfisher Drive, Peregian Beach, QLD 4573, more formally described as
Lot 113 on P9311 (subject site).

As detailed throughout this report, this development application seeks approval for Carrying Out Building Work for
Demolition and a Material Change of Use for a Dwelling House (proposed development). Full details of the
proposed development are included in DA Form 1 & DA Form 2, provided in Attachment 1. Property Searches have
been provided within Attachment 2.

Architectural Plans prepared by Nielsen Jenkins illustrate the proposed development and have been provided
within Attachment 3.

The applicable local planning instrument for the site is the Noosa Plan 2020 – Amendment 1 (Planning Scheme)
which defines the category of assessment for the proposed development as Code assessment.

Based on the town planning assessment provided within this report, the proposed development is well justified. It
is therefore recommended that the Noosa Shire Council (Council) favourably considers the proposed development
and approves the development application, subject to relevant and reasonable conditions.
