1.2. SITE DESCRIPTION
The properties are located on the generally western side of Black Pinch Road at
Cootharaba approximately 3.1 kms north of McCabes Road.

Number 309 contains a house and sheds, and comprises 6.591 ha and number 309
contains a house and sheds, and comprises 2.029ha. Both properties are generally
covered by scattered treed vegetation with cleared areas surrounding the houses. -
Black Pinch Road is a good quality bitumen and gravel road; which provides access
to both properties.
Power services are available to the properties from the reticulation that traverses the
properties and telecommunication services are located along the Black Pinch Road
frontage and are connected to the properties.
2. PROPOSAL
It is intended to realign the common boundaries of the subject 2 lots as shown on the
Plan of Development (Ref: 12-3279AB) attached as Appendix B.
The proposal includes the relocation of part of the common boundary located
adjacent to the house on No. 309 so that it provides a greater setback from the
house.
The proposal includes the transfer of approximately 291 Om2 from Lot 1 to Lot 2.
The realignment of the lots improves the amenity of Lot 1 without impact upon the
amenity of Lot 2. The new areas of the Lots are generally within the character of the
local area and provide the opportunity to continue a rural residential lifestyle.
The new boundary location permits the existing configuration of services to remain
following the development.
The existing driveways used by the properties will remain in use following the
Reconfiguration.
The realignment has no impact upon the adjoining properties or upon the existing
services.
3. SOUTH EAST QUEENSLAND REGIONAL PLAN
The application for the Reconfiguration of Lots that create the same number of lots is
permitted under the provisions of the Regional Plan.
