1 INTRODUCTION

Rob Friend & Associates Pty Ltd were engaged by Noosa Springs Real Estate Pty Ltd to
undertake an assessment of the bushfire hazard issues relative to the proposed development
application over land within the area commonly referred to as Noosa Springs, Noosa Heads.

Site inspections of the development footprint and adjacent vegetated areas were undertaken
on the 10th October 2017 and 28 September 2020 to inform this advice.

An Information Request (Application Number MCU21/0110) requested by Noosa Council has
detailed requirements for a Bushfire Management Plan to accompany the Bushfire Hazard
Assessment submitted to Council.


2 PROPOSAL

GH Properties is proposing to develop a boutique hotel near the Noosa Springs Clubhouse
complex (see Figure 1). The proposal is for two and three storey buildings with a large pool
and three tennis courts.

The proposal also intends to revegetate an area to the east of the proposed development,
currently, a tennis court and a partly vegetated area, abutting Resort Drive as part of the
landscaping works.

We further note, ingress and egress of the proposed Hotel and car parking facilities will remain
via the existing road, Links Drive from Noosa Heads. Similarly access to the upslope portions
of the proposed hotel will also be accessible from Resort Drive.
