Dear Sir/Madam

                     Re: MCU25/0045 ~ Lot 3 on SP173771, 19 Lower Mill Road, Cooroy

We have reviewed Noosa Council’s request for information dated 27 May 2025 and provide our response to the
Engineering related items.

Issue - Flood Hazard:
Demonstrate how the proposed development achieves compliance with the Natural Hazards Overlay Code
Provide by providing a Flood Hazard Mitigation Report as outlined in Council’s Planning Scheme Policy 8 – Natural
Hazards, section SC6.9.5: “Flood hazard assessment and mitigation report”, addressing the items relevant to the
subject site’s context and purpose.

Response:
The proposed development has been reviewed in the context of flood storage impacts, and the following measures
have been implemented to demonstrate compliance with the intent of the flood storage.

The civil earthworks plans have been amended to include additional cuts located behind the proposed building
footprint, creating additional compensatory flood storage. In addition, a comparison table has been provided with
the updated plans, showing the existing vs proposed flood storage volumes. This confirms a net gain of
approximately 20 m³ of flood storage as a result of the revised design.

The proposed works therefore maintain hydraulic neutrality and are not expected to result in any adverse impact
to surrounding or downstream properties. As there is no net loss of flood storage and overland flow paths are
unaffected, the risk profile of the site remains unchanged. Given the minor scale of works and the demonstrated
gain in flood storage, we consider that the requirement for a full flood hazard assessment not necessary.

Please refer to the attached updated Civil Earthworks Plans and accompanying flood storage comparison table,
which confirm the above outcomes.

If you require any further information, please do not hesitate to contact our office.

Yours faithfully
