CONTEXT
Si ng on the coastal dune at the edge of Noosa Na onal park, most would say that forty four Seaview Terrace
feels very much a part of it. The majority of exis ng vegeta on on site is na ve and links with the na ve trees of
the dune giving an even stronger connec on to its surroundings. The design will encompass this strong sense of
place throughout the site and intensify this connec on with the surrounding environment. The landscape design
uses completely na ve plant species that take on the natural forms and feelings of the surroundings to create an
all encompassing variety of experiences. The designs simplicity allows for nature and its pale e to situate the
proposed residence within its natural environment.
Seaview Terrace is at the centre of the much loved coastal town of Sunshine Beach with its village atmosphere
set amongst the rich natural assets of the Sunshine Coast. Seaview Terrace runs parallel to the dune of Sunshine
Beach which is to its east. Forty four Seaview Terrace is located less than five minutes walk from the town centre
where it sits on the edge of Noosa Na onal Park and the Coral Sea.
The site contains a strong pale e of exis ng trees which have been strongly considered as part of the design.
The Species include the Broad Leaf Paper Bark (Melaluca quinquenervia), Coastal Banksia (Banksia integrifolia)
Swamp Oak (Casuarina glauca), Screw Pine (Pandanus tectorius), CoƩon Tree (Hibiscus Ɵliaceus), Norfolk Pine
(Araucaria heterophylla), Coconut Palm (Cocos nucifera) and Rubber Tree (Ficus elas ca).
The proposed architecturally designed home sits on a six hundred and forty square metre lot. The site is fi een
meters wide on average and is just over forty metres long from its boundaries at Seaview Terrace and the
dune. There is an average cross fall of just over half a meter from the Northern to the Southern boundary. The
Architectural design shows a strong considera on for and the integra on of landscaped livable spaces within and
extending from the proposed residence.
Having close proximity to both the beach and the Na onal Park the house has the opportunity to embrace its
natural surrounds for design inspira on and to help create a local natural environment to live in, experience and
relax..

SITE ASSESSMENT
The six hundred and forty square metre lot is fi een meters wide on average and is just over forty metres
long from its boundaries at Seaview Terrace and the dune environment. There is five and a half meters
fall from the street to the rear Eastern boundary and an average cross fall of just over half a meter from
the north boundary to the southern.
There is a considerable amount of vegeta on of significance on the site that will be retained by ranking
of its condi on, historical, natural, visual, func onal and governing significance. There is also invasive
vegeta on that will need to be removed to allow for rehabilita on. A Vegeta on Management Plan has
been devised to illustrate this.
There are two remnant retainer walls that run across the rear of the site which somewhat terrace its
Eastern extents. The first wall (A) is offset ten meters from the eastern boundary and is constructed from
block work and is a meter high with a mber paling fence above. The second wall (B) is seven meters
from the eastern boundary and is constructed from mber sleepers and is a meter high. Both retaining
walls and fence are failing and need to be replaced.

VISION
The arrival is subtle and natural, the materials are local and hold a connec on to the place. The gardens are influenced by the surroundings as the sculptural plan ng and forms lead and
step through and down into the landscape. Taking from the natural surrounds the residence is ed to the place through the vegeta on the natural materials and the local wildlife it a racts.
