1.0 Introduction:
Biowater Designs Pty Ltd, in accordance with AS/NZS1547-2012 ( Domestic Wastewater Management ) and the
Queensland Plumbing & Wastewater code (QPW) 2019 Version 1, was commissioned to undertake a Site & Soil Evaluation
in the Noosa Council at 122 Musa Vale Road, Cooroy.
The results form the basis of our recommendations for on site wastewater disposal.
Our site investigation and field work was performed on Tuesday 11th April 2023 after a period of dry weather.
The investigation was undertaken to determine the soil profile and Long Term Acceptance Rate (LTAR) of the site in order
to accommodate a proposed new 1 bedroom detached studio. No laundry facilities will be provided in the studio.
NOTE: This evaluation was undertaken at the owner’s request after considerable discussion regarding environmental issues
of this site and preferred design of the Land Application Area.
2.0 Site Description:
2.1 Existing Buildings: Main dwelling and sheds. The existing dwelling does not form part of this assessment.
2.2 Site Factors:
The site is a large rural allotment the area is 415650.84m2.
The proposed Land Application Area is moderately sloping (5-15%).
The proposed Land Application Area has very good exposure to sun and wind.
Erosion, mass movement or land slip was not observed on this site. There are no visible rock outcrops on this site.
The proposed Land Application Area has approximately 100% grass cover.
There are no creeks, dams, bores or waterways on the site or adjoining sites within the setback requirements under the
Queensland Plumbing and Wastewater Code for Advanced Secondary effluent.
No groundwater was encountered to a depth of 2000mm.
There is no evidence of fill in the proposed Land Application Area.
Rain water will not transverse this site from adjoining properties during heavy rains.
Concentrated run-off from this property will not transverse adjoining properties during heavy rains.
Soils were dry and there is no evidence of soil surface cracking in the LAA. No evidence of compaction or seepage areas.
Salinity is not evident.
3.0 Soil Investigation:
3.1 Drainage Pattern: Linear Planar
3.2 Method:
Soil testing was conducted by Ground Drill Pty Ltd on 11th April 2023 to a depth of 2000mm within the proposed
Land Application Area. See borelogs page 8.
The soils were visual one textually classified in accordance with Table E1 AS/NZS 1547:2012.
Strongly structured Light Clays. Category 5 adopted.
Smooth plastic ball that can be rolled into a rod; slight resistance to shearing between
thumb and forefinger; forms a ribbon 50-75 mm long. Category 5 adopted.
The Site Classification has been completed by Ground Drill Pty Ltd and indicates class “P” site. See page 9.
Articulation Joints are therefore required and must be designed by a suitable qualified person.

4.0 Recommendations:
4.1 Treatment Facility:
The on-site treatment facility to service the new studio is to be an Advanced Enviro-Septic System (AES). This
system has a Chief Executive Approval # 15/2019 for Advanced Secondary Effluent. The Person Equivalent (PE) for
this system is to be no less than 3.
A new min 3000L all waste septic tank is to be installed to service the detached dwelling.
All wastewater from the detached dwelling is to be directed to the septic tank then to the AES bed.
The Land Application Area is to be an Advanced Enviro-Septic Infiltration Bed of 36m2.
All work is to be done by appropriately trained and licenced plumbers/installers.
5.0 Design Calculation - Detached Dwelling
The serviceable life of the Land Application Area will be compromised if the design flow is exceeded. Any
proposed changes to the position of the Land Application Area, System Type or House Design will require a
reassessment of this site. For our calculations we have assessed the design flow as follows:
Design Calculation
DLR (mm/d) (secondary quality effluent) 10
Hydraulic load (lt/day/person) Tank Water / 2 bedrooms 120
Design Flow Q (lt/day) PE: 3 360

5.1 AES Infiltration Bed Design. Advanced Enviro-Septic System
The AES Bed Design is to be a gravity fed, below ground system. See system design drawings page 6.
The total bed base required is 36m2 (9m x 4m). Bed is to be installed as shown on the site plan. See drawings page 6 for bed
profile. A minimum 4m setback is required to any tree.
The entire bed base it to be ripped 250mm parallel to the AES pipes and gypsum applied at 1kg per m2.
Coarse washed sand will be referred to as “system sand” and must meet the specifications of the system manufacturer.
System sand will need to be placed around AES pipework and for the infiltration area as shown on the attached drawings.
System pipe bed dimensions (Area A) are 6.6m x 1.35m and a total minimum sand depth of 750mm. 300mm of course washed
sand is to be spread to form a base and 2 rows of 2 lengths of AES pipes installed as per the attached drawings.
A further infiltration area (Area B) is to be constructed around and below the pipe bed as per the site drawings and a minimum of
150mm system sand to be spread over the entire infiltration area.
Pipes are to be covered by a minimum of 150mm of system sand. A further 150mm of site soil is to be mounded over the sand to
prevent surface water entering the bed. After all settlement the AES Bed is to have a minimum 150mm cover of site soil.
Beds are to be constructed in accordance with the AES Design and Installation Manual and all plumbing works in accordance with
the QPW code. All site work is to be carried out by a licenced plumber and all AES horizontal pipes layed with the aid of a laser
or dumpy level to ensure absolute compliance with the manufacturers installation guidelines. This is critical for correct operation.
Oxygen Demand Vents are to be installed as per the AES Design & Installation Manual. The high vent (100mm - on the studio)
must be a minimum of 3m higher than the AES low vent and provide unrestricted air flow through the entire system.
Two Inspection Ports are to be installed, one in the centre of the pipe bed and another at the furthest point from the influent to AES
Pipes. See Installation Instructions Appendix A - page 11.
Care must be exercised to prevent machinery access on the AES bed during and after construction.

9/11 [OCR of page images] Introduction The purpose of this report is to classify the site in accordance with AS2870-2011. This report is based on the field investigation/Iab testing and information if any provided by the client. This report relates exclusively to the tested locations and the above-mentioned structure. Further investigation may be required. Bore logging was carried out in accordance with AS1726-2017 Geotechnical Site Investigations. Site Classification Class “P” (Due to uncontrolled fill, poor bearing capacity & trees) Based on the soil profiles the site would have the characteristics of an 'H1' site with an approximate Ys of 40-45mm if not a “P”. Important Notes Relating to the classification. Attached. Allowable Bearing Capacity An approximate bearing capacity of 100kpa was encountered as per the below: * 1200mm below existing ground surface level in the Silty CLAY at BH1. 700mm below existing ground surface level in the Silty CLAY at BH2. This is a suggested founding depth only, greater depth may be required due to the following. Bearing capacity can be highly variable over the allotment these depths are specific to the test locations. Actual founding depth should be nominated by the designing engineer whilst taking construction and footing type, fill, underground services, retaining walls, settlement, proposed cut/fill and any trees into account. 9/11
