               Dear Robyn and Chris,

                Re: Leasing of Peregian Digital Hub

               Thank you for the privilege of allowing us to assist with you once again with your tenant search
               for the Peregian Digital Hub (the Hub). It is the recommendation of Colliers that, in addition to
               the successful placement of Anson McCade Pty Ltd (hereinafter Anson) into Tenancy B, that
               Tenancy A be split into two separate tenancies to accommodate Saturate (Andrew and Ludivine
               Maccoll) leaving approximately 45-SOm? vacant for a future prospective tenant.

               The potential subdivision of Tenancy A will cost approximately $50,000 however it will allow for
               the introduction of an additional suitable business to join the Digital Hub community and will
               somewhat “future proof” the space as the smaller spaces have traditionally been in higher
               demand.

                Procurement Process

               Colliers International (Sunshine Coast) followed the procurement processes required of Council
               in addition to generally accepted methods of advertising online and approaching potentially
               Suitable tenants within our own database. The below table outlines the timeframes surrounding
               the tenant procurement.
