Dear Sir/Madam
Re: MCU24/0060, OPW24/0063, RAL24/0004 ~ Lot 34 C 5603, 11 Wattle Street, Cooroy
We have reviewed Noosa Council’s request for information dated 31 May 2024 and provide our response to the
Engineering related items.
Issue: Stormwater Retention Tank
SCG Consulting’s Stormwater Management Plan (SW1.1, Rev. A) proposes an annotation for a “5200 LT ALL
CAST PRE CAST IN-GROUND TRAFFICABLE STORMWATER
RETENTION TANK”. The annotation does not lead to any described tank.
6. Provide clarification if the “5200 LT ALL CAST PRE CAST IN-GROUND TRAFFICABLE STORMWATER
RETENTION TANK” annotation is an error. If this is not an error, provide amended plans detailing this
tank.
Response:
The notation is an error, a water storage tank has been provided with the detention tank module.
Issue: Vehicle Turn Paths
SCG Consulting’s Vehicle Turning Plans does not adequately demonstrate that vehicles are capable of entering
and existing the carparks. Council is unsure how vehicles will enter the visitor carpark and Units 1 (or 2), 3 and 6.
7. Provide amended Vehicle Turning Plans that demonstrates vehicles are capable of entering and exiting
the proposed carparks (including Visitor parking). The amended plans must be prepared by a suitably
qualified person (RPEQ) and include, but not be limited to:
a. Demonstrate a B99 vehicle can undertake the following manoeuvres without colliding with any
building elements, footpaths, or landscaped areas:
i. forward into the proposed ‘Visitor’ carpark (beginning from Wattle Street);
ii. reverse out from the proposed ‘Visitor’ carpark;
iii. forward into proposed Unit 1 or 2 (beginning from Wattle Street);
iv. forward into proposed Unit 3; and
v. forward into proposed Unit 6.

Response:
We have included the additional movements as requested, however as the driveway and garage width do not
change the movement does not change.
Issue: Earthworks and Retaining Structures
SCG Consulting’s Earthworks Plan (OW3.1, Rev. A) details that excavations along the southern and eastern side
of the development will stop at the building footprints (at depths of
~1.0 – 1.4m). Council believes this may be an error.
It is unclear if the retaining walls along the southern and eastern property boundaries shown in SCG Consulting’s
plans are existing or proposed.
• If existing, it is unclear if the walls are to be retained, reconstructed, or removed as part of the proposed
development.
• If proposed, it is unclear of their purpose as there is no cut between the building footprint and the proposed
walls.
8. Provide clarification if further earthworks are proposed beyond that shown on SCG Consulting’s
Earthworks Plan (OW3.1, Rev. A). If further Earthworks are proposed, provide an amended Earthworks
Plan prepared by a suitably qualified person (RPEQ).
9. Provide additional detail on the retaining walls on the southern and eastern property
boundaries shown in SCG Consulting’s plans that address the uncertainties raised by Council above.
Response:
We have included additional modelling to display a coloured hatching that identifies cut/fill depths. Notations for
the boundary retaining wall details (top, bottom and height) are also included on SCG Drawing No. 0187-
OW3.1.RevA.
If you require any further information, please do not hesitate to contact our office.
Yours faithfully
