Despite a new planning scheme coming into effect, the zoning for the site is has not significantly changed, with
the land still Included within an industrial zoning (medium impact industry) and the overall intent of this zone
being generally consistent with the planning intent for the site at the time of the original approval.
The key development parameters for the site under the Noosa Plan 2020 are largely reflective of the
requirements of the superseded Noosa Plan 2006. As such the approved subdivision plan is generally
compliant with the performance outcomes and acceptable outcomes of the Reconfiguring a Lot Code under
both planning schemes, including the minimum lot areas, minimum dimensions, and lot layout.

The northern portion of the site (Proposed Lot 103) is not affected by Biodiversity, Waterways and Wetlands
Overlay under the Noosa Plan 2020 and site vegetation clearing has been addressed as part of the MCU
approval over the site.
In addition to the above we note that a pre-lodgement meeting was previously held with Council to discuss the
Bunnings site (Council ref: PLM20/0019). As part of the pre-lodgement meeting Council confirmed that “the
minimum lot size and intent of the new scheme is similar to the superseded planning scheme and no significant
concerns are raised”.
Planning Schemes typically have lifespans of at least 10 years, and thus we do not envisage the strategic
intent of the land substantially changing prior to 2030.
