Dear Viki and Clint,

Re: - Bushfire Hazard Assessment Report – 328 Upper Pinbarren
                      Creek Road, Pinbarren
Rob Friend & Associates Pty Ltd has been asked to undertake an assessment of the bushfire
hazards relative to the development application over the abovementioned subject site.

A site inspection was undertaken on the 8th August 2019 to ascertain the validity of the bushfire
hazard mapping over the property and adjacent properties as mapped in the Noosa Plan
(2006) Bushfire hazard overlay mapping (see Figure 4). We also considered the relevance of
the State Planning Policy (2016) Natural Hazards, Risk and Resilience bushfire hazard mapping
(see Figure 5).

Development Proposal

The property owners under the name of Dioswell Pty Ltd, have lodged a Material Change of
Use (MCU) application (MCU19/0053) for visitor accommodation type 3 rural (3 x 1-bed units)
within the property (see Figure 1)

The location of the proposed visitor accommodation includes, “Old Dairy”, is in the lower
western portion of the property and a new to be constructed cabin, “Mango Tree Cottage”
located in the lower central east of the property.

The Old Dairy is located south of and adjacent to and downslope from a cabinet timber
plantation within the property. the lands to the west and south are cleared and used for
pastoral activity. A dirt driveway traverses to the immediate west of the Old Dairy structure
and services the residential dwelling house to the north of the Old Dairy.

The cabinet timber plantation is was established circa 2001 based on the aerial photograph
interpretation.
