5. CONCLUSION & REASONS FOR DECISION
The application seeks to use a dwelling house, situated within the Rural Zone, for the purpose of
short term accommodation. The key issues associated with the assessment of the application are
the potential for detrimental impacts on the amenity of the surrounding properties and the
compatibility with surrounding rural uses. Whilst acknowledging that short term accommodation has
the potential to impact on the amenity of the area the proposed use has been identified as a
consistent use within the applicable zone and an extensive suite of conditions are recommended to
address the operation of the use to preserve the amenity of the area. Furthermore the proposed use
is unlikely to detrimentally effect the operation of any surrounding rural activities noting that there
are limited rural activities occurring within proximity of the site due to the topography of the site and
the extent of vegetation coverage.
