D - Economic Impact Assessment Addendum by Location IQ (6.08.19)
iii. The design of the proposed development, including an easily accessible provision of car parking and
high-profile location, would be highly convenient for local families who would visit Noosa Business
Centre on a regular basis.
Conclusion
i. In summary, the above analysis supplements the information provided in the EIA report which clearly
highlights a need for the proposed Noosa Marketplace development, based on the undersupply of
large format retail and non-retail showroom floorspace within the defined total trade area.
ii. No one centre or precinct will be materially impacted by the proposed development, with all projected
impacts being less than 10% i.e. within the normal competitive range. Further, growth in population
and large format retail spending within the total trade area will ameliorate any impacts on existing
retailers.
iii. There is also need for a food catering tenant at the site, based on demand generated by patrons to
Noosa Marketplace, leaving aside demand generated by the immediate worker population and other
visitors to broader Noosa Business Centre precinct. There are a number of national brand
café/restaurant operators which are not currently represented which would add choice and competition
within the total trade area.
iv. The above analysis is based on well established, credible information sources and methodologies.
