1.0 INTRODUCTION
This report presents the results of a Preliminary Ecological Assessment undertaken by Core Consultants Pty
Ltd (Core) for a proposed aged care facility at Walter Hay Drive Noosaville. The Preliminary Ecological
Assessment was undertaken to:

ƒ Identify ecological values potentially occurring at the Site and immediate surrounding area

ƒ Provide suitable information to allow for detailed survey design, if required
The following report details our findings.

2.0 KEY FINDINGS
ƒ The Site is considered Koala habitat and requires appropriate vegetation offsets

ƒ Surrounding vegetation is considered to contain significant ecological values

ƒ No significant / protected plant species occur on site

3.0 PROPOSED DEVELOPMENT
Based on the provided information, we understand that the proposed residential aged care development is to
comprise buildings up to two-stories, together with parking and driveway access from Walter Hay Drive. A
total of 1.01 hectares of vegetation is expected to be cleared including building envelopes, car parks and
landscaping.

The proposed development layout plans are presented in Appendix A.

4.0 SITE DESCRIPTION
4.1 Subject Site
The subject site is known as Lot 3 on SP246584 and located off Walter Hay Drive, Noosaville (the Site).
Walter Hay Drive bounds the south western boundary of the site with Noosa National Park bounding the
north and east. Access to the Site is via a 40 m wide powerline easement running along the eastern
boundary in which high voltage overhead power lines are situated.
At the time of our investigation, the Site comprised regrowth vegetation approximately 10 m high across a
gently sloping to flat ground surface. A number of emergent eucalyptus trees were present. There are no
structures on the Site.
Site conditions at the time of our investigation are shown on Photographs 1 and 2.
