ITEM NOTES

7.3.1. _| With reference to 09, the parking structure dominates the streetscape of both Doonella and Pelican
Streets.
a) It is noted that improvement to the detailing and materiality of the carpark podium have reduced
the carparking podium’s dominance of the street. Introduction of the two significant feature trees
will further reduce this dominance when viewed from Pelican Street.
R32 With reference to 012. The town planning report to the original development application claimed the use of
splayed corners, speed bumps, speed signs and line marking as well as clear pedestrian movement areas.
a) This needs to be shown on the drawings.
‘1.4 ‘| Landscaping Code Requirements == OO :
74.1 With reference to 04 there are concerns about visual concealment spots at the Fire Sprinkler Booster.
a) It is suggested that the use of 24 hour security lighting be conditioned for the area behind the
‘lattice’ in the Council's response
75 ~_| Waste Management Code Requirements ,
75.1 Itis assumed that the applicant has satisfactorily provided Council with sufficient response to curb any
concerns with the scheme’s consistency against 03 and 07 of the Waste Management Code.
ce CONCLUSION
8.1 Conclusion
Whilst the character and visual amenity of the response scheme is a vast improvement over the original
application scheme, there remain some areas of concern with regard to setback treatment, public
safety/access as well as improvements which can be made to the building character/aesthetics. We
would suggest the following modifications.
Character
- Simplify roof configurations to avoid box gutters
- Include pop-up roof apexes to provide articulation of the long roof forms
- Remove the northern wall and associated box gutter
- Soften the junction of wall to carpark in the rear podium carpark — use of landscaping
- Screen and move the bin enclosure
Setbacks
- Include significant feature trees to the Pelican Street setback to further reduce bulk of the podium
Safety/Access
- Incorporate the lift into the stage 4 works
