Submission objecting to development application MCU23/0019

I object to the approval of this application due to the following impacts.

1 Noise: This is a large house with the ability to house at least 10 guests (according
to the DA). Based on previous experience with STA dwellings in Boreen Point, it is
likely that this number could be considerably higher. Sound carries very easily in
Boreen Point. It is generally very quiet and peaceful. The area of Lake Cootharaba
in front of this house is particularly quiet, frequented by kayakers and stand up
paddle boarders because of its serenity. A large group of holidaymakers in this
area will destroy this peaceful atmosphere to the detriment of local residents.

2 Fire risk: This is a large block of remnant bushland recognised as one of the
greatest areas of risk for bushfire impinging on Boreen Point. Putting a large
group of people in holiday mode into this environment entails too great a risk of
a campfire escaping, which would likely cause massive damage to our village.

3 Environmental damage: The land subject to this DA is identified as prime Koala
habitat and includes habitat for other endangered fauna and flora species.
Allowing STA on this site will risk damage by people and their pet dogs and cats.
There is increased risk of pollution in Lake Cootharaba by rubbish and the extra
           use of toilets showers etc.

4 Precedent: I fear that approval of this DA will make it harder for Council to reject
future STAs in Boreen Point. Currently whole house STAs are not allowed in Low
Density Housing Zone. The zoning of this block and the one next door as Rural
Residential is an anomaly with so many Low Res blocks adjoining them.

5 Not needed: There is no need for further STAs in Boreen Point. Visitor
accommodation is well catered for in the village and surrounds and the last thing
we need is more of it. Council needs to look after the interests of its residents
and voters rather than the interests of those who do not live here.

The negative impacts of this development on the quiet enjoyment of life by the
residents of Boreen Point and the effects on wildlife and environment mean that
           you should reject this application.
