Hi Lisa

Please find attached the notice to amend the application from a caretaker’s accommodation to a short-term accommodation unit and the updated DAForm1.

We are just preparing the final response to the information request with updated engineering, architectural and tree plans (hopefully tomorrow).

My reading of the DA Rules 26.1 is that another confirmation notice does not need to be issued. Can you please confirm this as we are keen to undertake public notification before December 20 (non-IDAS days).

Hi there Jack,
Apologies, another item should have been included in Council’s information request dated 19 October 2020.

Please include a response to the following when responding to Council’s information request.

Issue
Noosa Plan requires that Caretakers accommodation is to be used for genuine caretaking or property management purposes and it is to be ancillary to the non-residential use on the same site.  The caretakers accommodation is 90m2, while the shop use is to be 155m2.  Although Noosa Plan allows for 90m2, the caretakers accommodation is not considered ancillary to the shop use in this regard (refer PO4 of the 9.3.2 of Noosa Plan).  Additionally, caretakers accommodation is not deemed necessary for a shop use, as shops generally do not generate the need for one.

Information required
Provide an amended plan/proposal that considers the issue of a caretakers accommodation on this site.
