RE: Response to Information Request (RAL21/0012) – Reconfiguring a Lot (1 into
2 lots) situated at 100 Hilton Tce, Noosaville (SP110388)

Council issued a further information request on 3 June 2021. The applicant provides the
following additional information in response to the items:

   1. Provide conceptual plans of a development demonstrating that the proposed
lots can accommodate land uses that are consistent with the purpose and
overall outcomes of the Medium Density Residential Zone Code.
   2. Demonstrate that suitable vehicle access can be provided to the
      abovementioned conceptual plans.

A dwelling house is identified in The Noosa Plan 2020 as Accepted Development and a
consistent use in the Medium Density zone. The 900m2 lot sizes are larger than most of
the existing Medium Density Residential lots along Hilton Tce and allow for a suitable
house or dual occupancy to be constructed on the site.

A Dual Occupancy is also a consistent code assessable use in the zone and does not
require vehicles to enter and leave in a forward gear to local roads.

Even if Hilton Tce is considered a collector road, there is ample room on the 900m2 lot for
onsite manoeuvring. Examples of recently approved developments in the Noosa Heads
Medium Density zone also shows a dual occupancy design approved on a 607m2 and 15m
wide frontage site, with appropriate manoeuvring available onsite.
