1. Summary

Riverport Properties Pty Ltd (the Applicant) have engaged Concept Planning and Development
Consultants to seek approval for a development permit for Material Change of Use for Multiple Dwellings
(8 dwellings).

The subject site is comprised of 2 lots with a total land area of 2018m2 located at 25 & 27 Toolar Street,
Tewantin and formally described as Lots 1 & 2 on RP73072 as shown in Figure 1 Site Location Plan.

The proposed development of this site constitutes ‘development’ as defined by Schedule 2 of the
Planning Act 2016. This report demonstrates that the proposed Material Change of Use for Multiple
Dwellings is consistent with the intent of the Noosa Plan 2020 for the subject land and warrants approval.

This planning report provides greater detail of the nature of the proposal, describes the site
characteristics and surrounding land uses, and provides a statutory assessment against the intents and
code requirements of the Noosa Plan 2020 and applicable State Planning interests.
