Subject: Submission in response to: Short - Term Stay accommodation Proposed Development at 3 Robert Street Noosaville application reference MCU20/0115 From: Hayden/Blackshaw Date: 2020-11-25T23:13:02+00:00 To: Mailbox Council Mail For decades now, Noosa Planners have clearly demonstrated regard for separating existing short stay resort accommodation on Robert Street eastern side, while medium density housing (and adjoining low density residential streets) to the western side is predominently occupied by permanent residents. This development seeks to embed short - term holidaying renters amongst permanent residents, in defiance of established planning precedent. Essentially, the trappings of a self service resort without on site managment. Approval will signal a lucrative financial incentive for investors to further reduce the stock of permanent residential accommodation within this precinct. The proposed short - term accommodation will disrupt residential social amenity where neighbours interact and communicate within their daily home ground lifestyle. Permanent residents, particularly long term renters are entitled to a fair go from Council. While visitor accommodation is important, so is the housing needs of families migrating to Noosa. Even well off business types/professionals might feel excluded in competing with a short - term stay property asking 4 to 5 times (or more) permanent rental cost. Robert Street already suffers traffic/parking overflow from resorts and Gympie Terrace visitors during peak times, vistors park all over residents nature strip grass. Yes, as they say, “its not your grass mate, Council owns it”. Sure, but residents maintain it, and approving number 3s application won’t help. This application should be viewed as a concerted commercial thrust into our local residential space. Venice, Byron and other wonderful places are likewise under similiar attack. Noosa is not just about ever increasing visitor accommodation. Rather, Councils stated dedication to maintain “residential amenity” through the Noosa Plan must prevail in rejecting this proposal.
