SETTLERS COVE NOOSA Landscape Master Plan 7. SITE PREPARATION Operational works plans for landscaping must detail specifications for site preparation, construction and maintenance. Careful preparation of garden areas prior to planting is essential to successful growth of plants, particularly where planting areas are adjacent to road or building construction works. All services, boundaries and the like are to be identified and located prior to construction. Soils derived on site will be used in preference to any imported soils. It is extremely important that the qualities of existing soils are duplicated if soils are required to be sourced from off site. They must be of the same sandy nature with low nutrient levels, especially phosphorus, that will compliment the indigenous species that are incorporated into the general landscape of the Residential High Density Building Envelopes and Road Reserves Landscape. Special applications of imported soils in the High Density Residential Building Envelopes will be permitted where certain non-indigenous plant species may be incorporated into feature areas of the landscape ie. feature areas, pool surrounds etc. In these situations where the intent is to produce a more tropical and colourful planting theme imported soilsare appropriate. Imported loams will be required for incorporation into sections of the Road Reserve - Landscaped swale system in accordance with approved civil engineers documentation to achieve design hydraulic conductivities. All imported soils shall be used strictly for these special situations only and comply with the Australian Standard (AS 4410) — Soil for Landscaping and Gardens. All imported materials such as topsoil, mulch and plants are to be certified weed and pest free by supplier as stipulated in the Environmental Management Plan. In conjunction with the above recommendations the following points shall be observed in outlining site preparation: e Planting areas adjacent to hard areas to finish 75mm below paved level or top of kerb after consolidation to allow for depth of mulch. e Where practical (buffer planting areas and other situations into natural soil) garden beds should be left for one month prior to planting to allow for treatment of weeds contained in the soil and to allow for regeneration of native seeds. e Constructed planting areas are not to exceed a maximum slope of 1:3 to ensured stability of mulch cover and allow for maintenance access. The points below are detailed further in the Environmental Management Plans. e Erosion control, vegetation protection and other environmental management issues shall be practiced e Remove all weeds, debris, rubbish, foreign grasses etc. from areas to be aRnmmeeEeRem ewe eee eee eee el planted.
