                    Re:      SARA Advice Notice
                    At:      45 & 47A Maple Street, and 9 Myall Street, Cooroy 4563

            With reference to the abovementioned development application and the subsequent
            advice notice from SARA, we have prepared a response to the engineering matters raised
            as follows.

            Issue: Stormwater
            1. To ensure compliance with PO8-PO114 of State code 1, provide an amended stormwater
            management plan, or other material, that demonstrates how stormwater will be managed,
            including any external catchments, to achieve a no material worsening impact onto the
            State-controlled road..

            The stormwater management has been updated to include the external catchments which
            may impact on flows towards the lawful point of discharge. As flows external to the site are
            not modified as a result of the development, no mitigation of these flows through the
            onsite rainwater detention tanks is warranted however some mitigation will occur as the
            run-off is drained through the proposed bioretention area prior to discharge from the site.

            The stormwater strategy ensures that the proposed site discharges do not exceed the
            pre-development peak flow rates in Myall Street and typically result in a significant
            improvement over existing flow rates. The development will not result in a material
            worsening impact to the state-controlled road as required by State Code 1.

            We believe that the above satisfactorily addresses the matters raised in the above
            information request however, should additional information be required, please contact
