Officer: Lisa Pienaar Direct Telephone: 07 53296514 Our Reference: MCU20/0073.01 Your Reference: 0277STA 13 September 2021 MC Bain C/- Pivotal Perspective Pty Ltd 4/59 Mary St NOOSAVILLE QLD 4566 [email protected] Dear Sir/Madam Information Request Planning Act 2016 I refer to your application and advise that Council requires further information to satisfactorily assess the proposal. application details Application No. MCU20/0073.01 Street Address: 13 & 15 Park Cres Sunshine Beach Real Property Description: Lots 0, 1, 2 & 3 BUP 4161 Lot 447 RP 48112 Planning Scheme: Noosa Plan 2020 (25 September 2020) INFORMATION REQUIRED Generally: It is advised that this proposal cannot be supported as it does not comply with a number of elements in Noosa Plan. The High Density Residential zone already has a high proportion of short term accommodation and there is no need for additional short term accommodation in the area. The extent of visitor accommodation is eroding the available supply of permanent housing in the local plan area. Further, in the High Density Residential zone, short-term visitor accommodation should be predominately provided through well-established resorts and holiday units. There are 2 options available to the applicant. Firstly, the application can be withdrawn, and the applicant will receive a refund in accordance with Council’s fees and charges. Secondly, if the applicant chooses to continue with the process and have the application decided, it is requested that the below information request items are addressed as set out below: Issue – number of people proposed The application indicates that the bedrooms will facilitate 2 people per room. Each of the 4 dwellings have 3 bedrooms each, which will allow for 24 people on site. However, there is scope for the study to be utilised for beds, which will further increase the number of people on site for the short term accommodation use. It is considered the proposed use does not comply with Performance outcome PO3 of the High Density Residential zone. This is a high volume of people in one complex and this is a major concern, as it is not a resort complex, particularly with regard to noise impacts on residences in the area. Further, the scale of the use is considered to be incompatible with the character of the area. Information Required Provide the number of beds proposed/expected number of people for the short term accommodation use. Issue – privacy Balconies on the subject approval have the potential to overlook creating privacy issues into nearby property. Information Required Provide details about how overlooking is to be managed and provide visual representation in your response. due date for response to information request The due date for providing the requested information is 13 December 2021. Email your response to [email protected]. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
