As requested, the drawings have been amended to show that the car, bicycle and motorbike parking
layout meets all Australian Standards, with all the relevant dimensions, user classes and types shown
on the drawing 16416 SD02. This drawing also confirms that the proposed layout remains consistent
with the development approval.
COUNCIL ISSUE
No sufficient information/diagrams to demonstrate adequate turning area/s for car manoeuvring in
the proposed car park.
Information Required
2. Provide to scale diagrams/plans to demonstrate that adequate turning/manoeuvring areas are
provided for standard vehicle (normally B99) movements in and out from constrained parking spaces
(eg spaces at the end of Blind Aisles, Small Car spaces .. ).
Applicant’s Response
Drawing 16416 SD02 has been amended to include information to demonstrate that there are
adequate turning areas for car manoeuvring in the car park. In this respect, please note that the set out
of the blind aisle meets the Australian Standards for parking AS2890.1, including the extra length of
the isle, the isle width and car park sizes.
COUNCIL ISSUE
The proposed plans include a ‘Brigade Booster Cabinet’ and a ‘Fire Hydrant Pump Room’ within a
structure situated on the front boundary. The setback of this structure will have a detrimental effect on
the streetscape as it contrary to the pattern of buildings within the street and there is no opportunity
for landscaping. The booster pump will also impact on sightlines to the east with regards to
pedestrians etc in accordance with AS/NZS 2890.1
Information Required
3. The location of the structure associated with the Brigade Booster Cabinet and Fire Hydrant Pump
Room relocated so that it does not extend within the approved front setback.
Applicant’s Response
Following discussion with Council, the plans have been amended to relocate the Fire Hydrant Pump
Room behind the building line on the eastern side of the building. The plans also show the
introduction of an Energex pad mount transformer which we understand has been discussed with
Council previously. The transformer has been located in accordance with Energex requirements.
We trust that the additional information is sufficient for Council to complete it assessment of the
minor change request but should you have any questions, please do not hesitate to contact me direct.
Yours faithfully
