The business use or centre activity is of a type, scale No acceptable outcome provided The proposed mixed-use development is consistent with the
and intensity that is consistent with a Major Centre intended location, and the prescribed scale and intensity of
as identified in the Noosa Shire Centre Hierarchy. a Major Centre development as identified in the Strategic
Framework Map 2 – Economy and Employment.
The scale of development has significantly reduced as part of
this information response where 6,500m² of retail GFA has
been reallocated to Lot 1 and subject to a separate
application. An amended Economic Report has been
prepared (Attachment 1) which details strong support and
overall need for the development. The redesign of the
proposal will operate under a cap of 7,500m² of retail GFA,
this consistent with what is prescribed under the Noosa Plan
2020. Whilst a 3,500m² supermarket is still proposed, the
Economic Report details an overwhelming need/support for
a full line supermarket which does not compromise the
hierarchy of a Major Centre. Other uses are also provided
such as but not limited to theatre, bar health care services,
office and indoor sport and recreation. It is noted that the
response has added uses to the application at Council’s
request which are intended and consistent for the zone and
are in direct response to the information.
