3. Detailsof Submlsslon:

I considerthat typeof development is inconsistent
                                                  with the environmentalattractionof the
Sunshine CoastHinterlandand evenmoreso asit is in the NoosaBiosphere.Poultryfarmsarehighly
pollutingin termsof odour,nutrientsin runoffwater,noiseandvisualpollution.I haveexperience
of theseaspectsasownerof a propertyadjoininga chickenhatcheryin the ScenicRimRegional
Councilarea.Thehouseon that propertyis approximately 400metresfrom the hatchery.We
sufferedfrom severeodourproblemsmeaningwe hadto abandonthe housefor 5 weeks. We still
havesomeodourproblemsbut othersadjacentto chickenfatteningoperationsexperience severe
odourproblems.Thelargeshedsassociated with poultryfarmscreatelargeamountsof runoff
particularly in highrainfallareassuchasthe Sunshine Coast.Thiswill meansignificantamountsof
sedimentdepositedin localstreamsparticularly duringthe development process.ln our ScenicRim
situationa lot of sedimentwasdepositedin a largedamon our property.Theotherproblemisthe
nutrientin the waterasa resultof the treatmentof the wastewater. This(asin our example)leads
to excessive bloomsof algaeandothervegetationin localstreamsanddams.Theseoperationsare
noisyandshouldbe locatedat least2 kilometresfrom the nearestresidence or locationwherea
residence canbe built. In our ScenicRimcasethe bedrooms on onesideof the houseareunusable
because of the noiseimpactfrom the machineryin the hatchery.Theothernoiseproblemsis from
the traffic(mostlylargetrucks)generated by the operations.Wewereassuredthat therewouldbe
no morethan5 truckmovementsperdaybut the numberis manytimesthat figureandthey
operateat anytime of the dayor night. We werefrequentlywokenby the noiseof the largedoors
on the backof the trucksbeingslammedin the middleof the night. With atlthe largetrucksthe
roadstakea poundingleadingto additionalcoststo the community.Poultryfarmsare particularly
ugly.Theirlargeuglybuildingsstandout in the environment andcanbe seenfrom a largedistance.
Thiswill be evenmorethe casewheretheyarelocatedon ridgelines.

ForthesereasonsI stronglyencourage the rejectionof this "changeof use"application.lt is a dirty
and uglyindustrythat is totallyinconsistent
                                          with the valuesof the community.Anydirecteconomic
benefitswouldbe muchlessthat the economiccoststo the communityresultingfrom the polluting
natureof the industry.
