Re: DEVELOPMENT APPLICATION MCU10/2083 - THE HIVE,
NOOSAVILLE. OBJECTION.
Dear Sir/Madam,
I wish to inform you of my objection to planning application MCU10/2083.. I am a
permanent residence of Noosa Waters, living at 12 Seahorse Place. It is my opinion that
it is not in the best interests of the local residents to have this site rezoned for the
following reasons:-
There is no local need for this type of development which justifies the rezoning of the
nursery site from Residential use under the Noosa Place to Commerical use.
Residents already have access close by to all the proposed shopping types. Business
would inevitably be taken from existing small local traders, causing financial hardship
and possible closures.
There are numerous empty shops and offices already available in Noosaville.
Any direct employment increase is likely to be offset by reductions from existing shops.
All access from Skipper Place, a small local road, will cause a range of traffic problems.
Surrounding residential properties will suffer a serious loss of amenities through
negative impact from noise, cooking, vehicle exhaust odours, bright late-night lighting,
rubbish, etc. Late hour trading has been shown to attract increased traffic flows and the
problems that arise from this increase in traffic, such as hooning.
As has been demonstrated with other late-night and all-night facilities already located in
the immediate area (Villa Noosa pub, McDonalds), the bulk of custom attracted to this
facility is unlikely to come from local residents. Rather, customers will be attracted from
outside the Noosa/Noosaville area by the late-night facilities on offer, thus placing an
unacceptable burden on those local residents in the form of increased traffic and
associated noise.
Yours S1'117cWly,
DAVID JAMES PASSENGER
