I reside in a 6 unit complex next door to the bowls club, I'm also the secretary for body corporate. We have been liaising with the now owners since they started as Your Mates Bowls Pub and now Crackerjack. We have had many meetings and emails back and forth regarding several concerns but find they either band aid the problems or justify why change is not possible. So, this application does address some of the issues, which have been. The noise emitting from the kids play area which backs onto some of our residents fence. Also in the back courtyard, patrons are often load, swearing and are seated within metres of the children playing. The kitchen which is also facing our fence has staff that after closing, fill bins with empty bottles and rubbish, repeatedly open/shut the door which is just below the residents bedroom of Lot 1 and she is a shift worker. They also have 2 large refrigeration units that are working 24/7 and were advised by OLGR to either move as they have been placed too close to the fence, or enclosed in a sound proofing material. All of these issues, the owners are aware of. Street parking on weekends or if they are holding an event has become a real problem. We have patrons parking up and down the whole street which in some parts has a wide grassed council verge. When leaving patrons often will talk out the front of our complex or rev cars and tear up the grassed areas. We understand neither Crackerjack or ourselves can do much to stop this from happening but if in the future patron numbers increase where are they to park? RG Stategics report states that in the past 25 car parks were alloted to the original bowls club. This includes the 8 out the front of our units. My query with this is, previously Noosa council pointed out to me those 8 car spots are on council ground so anyone can park there not just patrons of the bowls club/pub. Also when the Carwash on the western side of the premises opens, some of these car parks will be removed as their plans. The report from RG strategics acoustic report was also a bit misleading as the dates of most of the recordings were taken on a Monday when the business was shut and some at the far end of the courtyard which is away from the kids playground. They mentioned we are neighbours with grievances though we have been encouraging and patient to the owners as they have always expressed they are so community minded and want to keep all happy in the neighbourhood. After 2.5 years of listening to their positive plans to address the issues, we've had enough. If their application is approved we would like to see that: 1, the courtyard area is only used for storage and deliveries( which are made at a reasonable time) 2, changes are made to the noise emitted from the refrigeration systems 3, the opening hours are not extended and live music or entertainment is not permitted These may be thought of as grievances but as a medium density property living next door to what we believed would only be a recreational property and not part of a growing commercial business , it's not much to ask. If you would like to meet with us prior to your decision please contact me and we will make time to meet with you. Regards Kathie Ainscow BC sec 11 Opal Street Cooroy
