Comparatively, median house prices for Peregian Beach ($767,500) as reported by the REIQ’s
June Market Monitor for the 12 months ending June 2016, were the third largest in Noosa Shire,
after Sunshine Beach and Noosa Heads, and significantly, were some 50% higher than the median
house prices for the LGA of the Sunshine Coast, 37% greater than the Gold Coast and 22% greater
than the median for the Brisbane LGA. The introduction of additional housing choice and
diversity in housing will contribute to relative housing affordability in Peregian Beach.
Significantly, over the 5 year period ending June 2016, median house prices in Peregian Beach
increased by some 26%, representing the largest growth rate in Noosa Shire during this 5 year
period and indicative of reducing levels of affordability for housing in Peregian Beach. Over the
same period, median house prices in Peregian Springs increased by only 11.4%, demonstrating
the differential between the Peregian Springs estate and the Peregian Beach locality. Growth
rates for Noosa Shire itself during this period were reported to be 4.8%, indicative of reducing
affordability in Peregian Beach relative to other localities.
Comparatively, FIGURE 5.2 illustrates the market effects of the Peregian Breeze estate on median
price and volume of vacant land sales with the release of new lots in this expansion area of
Peregian Springs. Without this estate, the volume of vacant land sales are nominal in the Peregian
Beach locality itself.
