Objec&on to the Proposed Hotel at Noosa Springs: MCU 21/0110
It has not gone unno3ced that this DA has been opened for comment for a short period of 3me just before
Christmas when most people are otherwise occupied or away.
No analysis has been provided in the Adamson Town Planning Report of the impact upon exis3ng users of
Noosa Springs Resort, including members and residents. This impact is significant. The “material change of
use” will adversely affect every person in Noosa Springs, The Oasis, Parkridge, Elysium and The Fairways
(795 proper3es), resort staff and members.
The development fails so many tests:
• It isn’t “bou3que”, in fact it will have roughly the same number of rooms as the French Quarter in
Has3ngs Street
• At 12m high it will visually overpower exis3ng buildings
• Two thirds of the development is to be built on land zoned “recrea3onal and open space”
• It breaches height and setback restric3ons
• Zoning maps indicate it is a “Core Koala Habitat”, “a Koala Priority Habitat” and this will be lost
together with other fauna and flora
• With poten3ally 224 occupants, plus children and addi3onal staff, the already exis3ng fire
evacua3on risk will be significantly increased with poten3ally disastrous ramifica3ons. Numerous
discussions with Council in the past has done licle to alleviate this very serious issue e.g. The Oasis
BC Review of Emergency Evacua3on Provisions
• The DA suggests that the guests and staff will be arriving and leaving on 2 wheels or public
transport. This is just not realis3c
• An already busy carpark will be inadequate for guests, staff, golfers and those who use the spa, gym,
medical facili3es, restaurant etc. It is already over capacity at peak 3mes and the Parking Studies
lack meaningful analysis
• There will be increased noise and ac3vity in an area where many elderly people reside and will
affect the quiet enjoyment and wellbeing of residents and poten3ally their security and safety
• The club house, golf course, gym, restaurant, spa and pool will not be as available to residents and
members with Tee Times likely to be at a premium as hotel guests will likely be given priority
• The developers are poten3ally “double-dipping” as the land originally earmarked for a hotel was
used to build Parkridge.
Many of the above serve to undermine the integrity of the Noosa Plan 2020.
I object to the Applica3on for the proposed hotel on the above grounds.
