Dear Sir,
APPLICATION NUMBER MCU1012083
DEVELOPMENT APPLICATION FOR NURSERY SITE 37 GIBSON ROAD
I understand that the Sunshine Coast Regional Council is considering an
application for the development of a Convenience Centre on the Nursery site
(formerly Plants Plus) on the caner of Gibson Road and Skipper Place. In
order to achieve this I also understand that the developer is seeking to have
the site rezoned from Residential Use under the Noosa Plan to Commercial
Use.
I wish to inform you of my able ction to Planning Application
Number MCU1012083.
My objection is based on a number of points -
• There is no local Noosaville need for this type of development which would
justify the rezoning of the nursery site from Residential use under the
Noosa Plan to Commercial use_
• Residents already have close access to all the proposed shopping types.
Business would inevitably be taken away from existing small local
traders, causing financial hardship and possible closures.
• There are already numerous empty shops and offices available in
Noosaville.
• Any immediate direct employment increase is likely to be offset by
reductions from existing shops in the area.
• Access from Skipper Place, a small local road, will cause a range of traffic
problems.
• Surrounding residential properties will, no doubt, suffer a serious loss of
amenity through the negative impact of noise, cooking, vehicle
exhaust odours, bright late-night lighting, rubbish, etc.

Late hour trading attracts increased traffic flows and the problems that
arise from this increase in traffic, late at night.
• As has been demonstrated with other late-night and all-night facilities
already located in the immediate area (Villa Noosa, McDonalds), the
majority of custom is unlikely to come from local residents. Instead
customers will be attracted from outside the Noosa/Noosaville area by
the facilities on offer, thus placing an unacceptable burden on existing
local residents in the form of increased traffic and associated noise.
I should therefore be grateful if my objection is duly noted and I hope that
this development application is refused.
Yours faithfully
