Lomandra Edge Planting
To define the management boundary and strengthen fire-resilience at the residential interface,
a dense edge of Lomandra longifolia should be established along the upper forest margin of the
escarpment.
Planting should occur at approximately 1.5 m intervals, forming a low-flammability, moisture-
retaining border that reduces the potential for flame extension from adjacent garden or lawn
areas. This measure will also provide a clear visual demarcation between maintained common-
property grassed zones and the natural escarpment vegetation.
Escarpment Stabilisation
In steeper sections of the escarpment, particularly adjacent to Lots 39–55, selective planting of
Lomandra longifolia may be undertaken to assist with slope stability and surface-soil binding.
A target density of approximately 4 plants per m² is recommended where localised erosion or
soil disturbance is evident.
These stabilisation measures are to be implemented only under the direction of qualified
environmental contractors and integrated with ongoing weed-management and bushfire-risk-
reduction programs.
Governance and Compliance Context
The Body Corporate manages the escarpment in accordance with its statutory responsibilities
under the BUGTA, ensuring that vegetation maintenance also satisfies health, safety, and fire-
risk obligations. All works undertaken are intended to maintain, not alter, the use or nature of
the land, consistent with responsible and transparent governance practice.
These measures will be implemented in accordance with professional ecological and bushfire-
management advice and within the Body Corporate’s maintenance and budget framework.
