PM Submission - Cameron Yin and Maddison Jeffcoat - MCU22/0039
Subject: Fwd: Development Permit for Material Change of Use - MCU22/0039 - OBJECTION From: Maddy & Cameron Date: 2022-11-07T08:38:12+00:00 To: Mailbox Council Mail You don't often get email from [email protected]. To Whom it May Concern We wish to strongly object to the proposed change of use at 55 & 70 Carpenters Road Cooroy - MCU22/0039. We are owner occupiers at 17 Ponderosa Drive Cooroy and we will be substantially affected if the permit is approved. We are very upset that we were not included in the letter drop which was restricted to local residents on the East side of Ponderosa Drive adjoining the properties. This seems to be an underhanded tactic by the developer to limit comments about the MCU. I also had difficulty in locating the application on the Council website, so I was able to ascertain the full extent of the application. In the past I have been involved in social housing in Victoria as a Works Supervisor and have seen first hand what condensing affordable housing into a small estate does to the estate, the surrounding residential area and businesses. Affordable social housing should be spread throughout the community and not in concentrated pockets. The inclusion of a relocatable home park will encourage itinerants and undesirables into the area. I see this as a short term solution for the developer to make a quick dollar and the developer has no or little regard for the surrounding residents, the park residents and the future liabilities of an estate the developer is suggesting. Future liabilities that locals, Police, community service organisations and Council will have to deal with and manage. The sign board only shows 55 Carpenter Road and does not show the development of 70 Carpenter Road, I assume it is more of the same with additional road access. Ponderosa is a dead end street with very limited traffic, any additional traffic would be detrimental to the quiet atmosphere that residents moved here to enjoy. Who pays for the road connections and the resumption of land for road access, again this seems to be glossed over. If the development is for relocatable housing then it should be run like a caravan park with onsite facilities, restricted access and an on site manager. If this development were to proceed ahead does this mean all residences in the area will be able to subdivide and clear their blocks to create more housing opportunities. We moved to the area because of the restrictions that are in place that limit increasing the density of residential use. I understand there is a need for affordable housing but this proposal is severely short sighted and "under cooked" and in our view a money grab by the developer to take advantage of the housing shortage. The proposal should be rejected and a more responsible development proposal put forward. Regards Cameron Yin and Maddison Jeffcoat 17 Ponderosa Drive Cooroy
