                                                           Section 2: Trade area analysis

2.3 Socio-demographic profile

Table 2.3 summarises the socio-demographic profile of trade area residents based
on the results of the 2011 Census. The socio-demographic profile compares the
trade area population to South-East Queensland averages.

• The average age of residents is 43.2 years is significantly higher than the
South-East Queensland average of 37 years. There is also a lower proportion of
residents aged 40 years and younger and the proportion of residents aged 60
years and over exceeds the South-East Queensland average by more than
  10%.

• In terms of household and family structure, the trade area is similar to the
South-East Queensland average, with three (3) exceptions:

             o    a lower proportion of couples with dependent children;

o a higher proportion of couples without dependent children; and

o a slightly higher level of lone person households.

• The average income levels throughout the trade area appear less in
comparison to the South-East Queensland average reflecting an older ‘retired’
demographic. While household incomes are lower, a higher proportion of
disposable income is likely to be maintained. The low proportion of dependent
children coupled with the significant proportion of ‘owned’ homes -
approximately 35% within the MTA and approximately 38% within the Noosa
Heads immediate area suggest this. In turn, this has an inflationary effect on
retail spending which is reflected in section 3.

In summary, the main trade area population is generally characterised by a high
proportion of retirees who are attracted to the coastal lifestyle of the Sunshine
Coast.
