Dear Sir/Madam
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily
assess the proposal.
1. APPLICATION DETAILS
Application No. MCU23/0156
Street Address: Council Depot
10 Bartlett Rd, Noosaville
Real Property Description: Lot 901 RP 150345
Planning Scheme: Noosa Plan 2020 (25 September 2020)
2. INFORMATION REQUIRED
The information requested is set out below:
Issue - Setbacks
The Low Impact Industry Zone Code requires a 3m setback to the north boundary, which
adjoins land zoned Environmental Management and Conservation and is fully vegetated. This
vegetation screens the site’s buildings and provides a vegetated entrance into Noosaville.
Concern is raised that the building’s location will result in adverse impacts on this vegetation
given only a 350mm setback is proposed in terms of siting the building and undertaking future
building maintenance.
Information Required
1. Provide written details of how the building will be sited in the proposed location without
adversely impacting this vegetation and that a 350mm setback is sufficient to provide
access for future maintenance purposes.

Issue – Use of Building A & Carparking
It is unclear from the application material if new Building A is proposed to accommodate
additional staff on site, or if staff will be relocating from existing offices on site.
General observation of the site at times indicates that the existing car parking area is at
capacity and concern is raised that the proposed buildings will result in additional parking
demands that can not be satisfied by existing on-site car parking.
Information Required
2. Provide further information regarding the current car parking available on site and any
potential impacts on parking demand relating to the proposal. This must include a more
detailed description of:
2.1. existing carparking provided on site,
2.2. any proposed additional carparking, and
2.3. existing and proposed staff numbers (ie any additional staff proposed to be located
on site as a result of this development).
3. DUE DATE FOR RESPONSE TO INFORMATION REQUEST
The due date for providing the requested information is 17 April 2024. Email your response
to [email protected]. Please advise Council of your response to this information request
in accordance with section 13 of the Development Assessment Rules.
