R O G E R P A R K I N PROJECT ARCHITECTS MOBILE O413 670 566 EMAIL: [email protected] PO BOX 253 CLAYFIELD Q4011 Date: 27.7.20 APPLICATION No. MCU20/0021 & RAL20/0002 Street Address 53 & 55 Hilton Tce Tewantin Qld 4565 RPD Lot 121 RP70296 Lot 1 RP117315 Planning Scheme The Noosa Plan (8 June 2018) Dear Billy, As recently discussed, I submit herein final response to RFI 17.4.20 Information Required by council: Proposal Plans Updated floor plans, also showing boundary setbacks for all four units, are attached The natural/original ground lines & levels now show on our elevations & cross sections as well as the surveyors plan Proposed finished ground & floor-slab levels show on our plans, sections & elevations Defined flood level is 2.4m AHD The applicable minimum floor level for habitable area is 2.7 The proposed ground floor levels are all 2.750 throughout the project Council flood certificate is attached A survey plan of both lots is attached as requested, showing all appropriate information Plans show that GFA limits are not exceeded Calculation plan requirements are obvious on these coloured plans of both lots Further plans then show Site Cover limits are not exceeded Calculation plan requirements are again met regarding Site Cover Setbacks: Sections at front of buildings has been adjusted to ensure 6 metre setback is not encroached & generally exceeded Deck, balcony & planter boxes side boundary setbacks have been adjusted as required Minimal setback requirements at rear of site have been discussed with Kerry Coyle which, as recently discussed with you, has resulted in the design we now submit We feel this design particularly considers the neighbours on all three sides of our project & increases the footprints of the landscaped rear courtyards shown; which then almost completely obscures the proposed central driveway activity from these neighbours Also, the footprint of concrete vehicle driveway area is kept to a minimum with this design which requires both lots to be developed at the one time because this is the only scenario that allows the driveway to actually be built (half on each lot) This shared driveway will not impact greatly on any neighbours & clearly, neither side neighbour would even be aware of same A 2000 high planting trellis is shown on the rear retaining wall to both blocks, full length of south elevation & high planting is intended for that adjoining narrow strip shown at natural ground level between this rear retaining wall & the rear boundaries The exact position/clearance of this retaining wall will be determined pre-construction, depending upon actual position of sewerage line in rear, neighbouring property Building Heights are shown on elevations & sections as required Amended visuals show on elevations, particularly addressing roof slopes & finishes Various amendments to the garage eaves detailing show on elevations & plans An eaves graphic plan has been prepared over our site cover plan, for checking Landscaping areas have been further amended as discussed & show on plans See plans See plans Further detailing & levels have been added to the pool area plans The Gatehouses have all been reduced to “Open Pergola framing” on plans, which should not need justification Plans show the proposed access easements A & B which would be arranged by our surveyors………………..THESE ARE CO-DEPENDENT, WHICH ENSURES BOTH LOTS WILL BE DEVELOPED TOGETHER See attached engineers sweep-paths for all garages off central driveway Plans dimension the garages We have provided three large B99 car spaces per lot & do not feel we need to justify those small car spaces, which were an understandable added requirement of the owners Survey is attached, as already noted, showing all requirements Engineering document re detailed stormwater system & proposal is attached along with sweep-path drawing Please contact the writer immediately if any further response is required to be added to this report ROGER PARKIN PROJECT ARCHITECT [word/footer2.xml] 1 | Page
