The subject land is not adjacent to a gateway or special place identified in Figure 7.2.6.4 Peregian Beach
Framework and Character Plan. The subject land is also not in a primary streetscape treatment area or a key
development site.

It is not expected that a future dwelling on Proposed Lot 32 will interrupt or encroach upon key contextual views.

A footpath is existing on David Low Way and it is not proposed to provide any further footpaths. There are no
existing footpaths in Currawong Crescent.

5.3.2 LOW DENSITY RESIDENTIAL CODE

The proposed reconfiguration into two lots complies with the intent of the Low Density Residential Code by
providing a reconfiguration intended for a low density dwelling type. The look of the neighbourhood will be able
to be maintained with the additional lot.

All reticulated services are available to the site and the development will not have an impact on services.

The subject land is well-landscaped and where possible, all mature trees will be retained.

Acceptable Outcome AO9.1 requires a 6m setback from the road frontage, or allows a 4.5m reduced setback to a
second road frontage when the lot is less than 600m2 or less than 15m. Proposed Lot 32 has frontages to both
Currawong Crescent and David Low Way and the existing crossover is from Currawong Crescent. Proposed Lot 32
is 854m2 in area and approximately 20m wide, however the building envelope has been given a 4.5m setback
considering the extensive landscaping in the David Low Way road reserve and the slightly irregular shape of the
internal boundary as a result of the swimming pool. The proposal can comply with the setback requirements of
Performance Outcome PO9 by providing sufficient space between the existing dwelling and the new building
envelope that will not obstruct views, cause overlooking or prevent access to sunlight.
