2       SITE LOCATION AND DESCRIPTION

2.1     SITE CHARACTERISTICS

The subject land, being Lot 373 on Crown Plan P93115, is located at 29 Currawong Crescent, Peregian Beach and
is approximately 10km by road south of Noosa Heads CBD, as shown in Figure 1 below. The subject land is
identified as being located within the Low Density Residential Zone according to the Noosa Plan 2020.

The property contains a single dwelling house, a swimming pool and a large shed.

The land is sloping from a high point of RL30.2m AHD at the northern boundary to a low point of RL29.17m AHD
in the south eastern corner.

Vehicular access to the dwelling house on the subject land is via a paved crossover from Currawong Crescent
which is a bitumen sealed road with grass shoulders and verge. A second concrete crossover from Currawong
Crescent gives access to the large shed at the side of the property. The subject land also has a frontage, but no
vehicular access, to David Low Way.

The subject land is connected to all reticulated services.
