3 PROPOSED DEVELOPMENT

It is proposed to obtain a Development Permit over the subject land for Reconfiguring a Lot – 1 lot into 2 lots and
Operational Works associated with the reconfiguration. Please refer to Colston Surveyors Subdivision Plan of
Development in Attachment 5 and Crocker & Associates Operational Works Drawings in Attachment 6.

3.1 PROPOSAL

The proposal is to subdivide the land into two residential lots.

Proposed lot sizes are:

        Proposed Lot 31: 931m2

        Proposed Lot 32: 854m2

Proposed Lot 31 will retain the existing dwelling house, swimming pool and small shed.

Proposed Lot 32 will contain the large shed.

A building envelope on Proposed Lot 32 shows a building area of about 514m2.

Both lots will have separate vehicular accesses via the existing crossovers from Currawong Crescent.

3.2 ACCESS AND TRAFFIC

Both lots will have separate vehicular accesses via the existing crossovers from Currawong Crescent.

Proposed Lot 31 will have vehicular access to the dwelling house on the subject land via an existing paved
crossover from Currawong Crescent.

A second existing concrete crossover from Currawong Crescent will be upgraded to Council’s standards and will
give access to Proposed Lot 32.

3.3 SERVICES

The subject land is connected to all reticulated services.

Crocker & Associates Operational Works Drawings in Attachment 6 show how water and sewerage can be
extended to service the new lot. A sewer easement will be created over Lot 31 in favour of Lot 32 as shown on
the drawings.

Existing lots on the northern side of Currawong Crescent drain stormwater into the verge which then makes its
way to Council’s stormwater infrastructure near 17 Currawong Crescent as shown in Figure 6 below. It is
proposed to have a similar arrangement for both lots as part of this subdivision. Both lots will contain a
stormwater infiltration pit with an overflow directed onto the verge as shown in Crocker & Associates Operational
Works Drawings in Attachment 6. The infiltration systems will take stormwater from roofs and will store the
water before slowly releasing to the verge.
