14.181 Overall outcomes for the Reconfiguring a Lot Code
Overall Outcomes Comment
14.181.1 The overall outcomes are the purpose of the Reconfiguring a Lot Code.
14.181.2 The overall outcomes sought by the Reconfiguring a Lot Code are to ensure that any reconfiguring of lots results in—
a) lot sizes and dimensions that are appropriate for their intended use; Complies. The rural residential lots are of a lot size that are appropriate for their intended
use.
b) compatible relationships between land uses; Complies. The development is compatible with surrounding rural residential and
residential land use and character of the locality.
c) lots with suitable, safe and appropriate access; Complies. The lots will be provided with suitable, safe and appropriate access consistent
with current standards as part of subsequent Operational Works.
d) acceptable impacts on watercourses, drainage lines, wetlands and other Complies. The layout has been designed to ensure watercourses, drainage lines, wetlands
environmentally sensitive areas; and other environmentally sensitive areas are not adversely impacted upon. Please refer
to Ecological Assessment prepared by Cardno in Appendix C.
e) an effective and efficient road network that is designed to integrate with the natural Complies. The layout provides an effective and efficient road network that is designed to
topography; integrate with the natural topography.
f) provision of safe facilities for walking, cycling and public transport; Complies. The development will be provided with pedestrian pathway linkages as per the
existing conditions.
g) lots that avoid significant adverse effects on the natural environment and landscape Complies. The layout has been designed to minimise adverse impacts on the natural
and minimise the risk of hazards for people and property; environment and landscape through appropriate siting in areas which are least
constrained. In this regard, the development footprint has been reduced with over 59
hectares of the site to be dedicated as park. The lots are of a suitable size and dimension
to ensure appropriate setbacks from existing vegetation to ensure no adverse effects on
people and property in the event of a natural hazard. Please refer to Bushfire
Management Plan within Appendix D and Ecological Assessment within Appendix C.

accessible and usable open spaces within the locality.
k) lots that are designed and orientated to accommodate energy efficient building design; Complies. Lots have appropriate site orientation to incorporate energy efficient design of
future detached dwelling houses.
l) residential development which is consistent with the developed character of its Complies. The proposed development for rural residential lots is entirely consistent with
particular neighbourhood; the character of the locality which contains urban settlement to the north and rural
