3. Details of Submission
I (We), make the following submission OBJECTING to the Development Proposal MCU16/0153:
1. The proposed development is located in the Open Space Recreation Zone and does not comply with
the Noosa Plan (October 2016). There are no public interest grounds to justify approval.
2. The proposed development ignores Noosa Plan requirements for low density, low impact housing
and with houses priced from $725,000 to $850,000, this proposal does not provide suitably priced
accommodation for the needs of the local community and conflicts with the existing and desired
public amenity, open space and village lifestyle.
3. On the western side, the development’s impact on Rufous Creek and the wetland, both during
construction and upon completion is of great concern, as is the planned density of housing in this
ecologically sensitive zone adjacent to Noosa National Park. Some 25,000 cubic metres of imported
fill will be required, giving rise to 150 truck trips per day for at least 3 months along David Low Way,
down Sandpiper Court, through the IGA carpark and then back via the Heron St roundabout.
4. Greatly increased traffic and congestion is assured during construction and after completion as traffic
queues currently form at all accesses to the roundabout, particularly at daily peak times and during
school and public holidays. The proposed development will cause serious additional congestion that
will be impossible to mitigate in the future. The proposal’s Traffic Impact report mysteriously relies on
outdated development approvals and the old Noosa Planning Scheme, while ignoring the traffic to
and from the commercial premises (IGA, pharmacy etc).
5. The proposed development has a high density of buildings and infrastructure, with inadequate side
setbacks, inadequate vegetation and shade, and is not integrated with the natural site.
Additional Comments
Such development is not in keeping with the prevailing ambience of this beach-side village.
