Dear Scott

Information Request
Sustainable Planning Act 2009

I refer to your application and advise that Council requires further information to assess the proposal.

APPLICATION DETAILS

Application No:	MCU13/0086
Proposal:	Development Permit for Material Change of Use of Premises - Retail Business Type 2 Shop & Salon (Extension to Existing Supermarket)
Street Address:	3 Lanyana Way NOOSA HEADS QLD 4567
Real Property Description:	Lot 54 RP139776
Planning Scheme:	The Noosa Plan (8 August 2011)

INFORMATION REQUIRED

The information requested is set out below:

Issue
Existing and proposed parking layouts

Further detail is needed in relation to aspects of the parking layout. It’s possible the plans submitted to council include an unintended CAD layer in the area of the carpark garden beds.

Information Required
Amended layout plans addressing the following:
Up to 17 existing car spaces at the rear of the supermarket in the area of the extension and back of house not shown on the submitted plans.
Clarification of any proposed works to existing garden bed areas.

Issue
Visual amenity of the North West facade and pedestrian protection

The proposal includes a blank 44m long, 5m high wall addressing the main car park. In order to address specific outcome O9 of the Noosa Heads locality plan on excessive bulk to adjacent properties and O79 of the Business centre zone, changes are required to the north eastern wall.

This elevation should include some form of visual articulation and an awning over the proposed footpath for pedestrians entering the centre. The wall could include artistic elements or a change in awning height to break up the elevation.

Information Required
Amended elevations for the large north-eastern wall providing pedestrian awnings and elements to improve the visual articulation of this elevation.

Issue
Potential loss of mature trees

Information Required
Provide confirmation that works to existing garden beds are not proposed and that existing mature trees on the site will be retained.

Issue
Operational aspects relating to the supermarket extension

Information Required
Provide confirmation of the following operational aspects of the development:
That the existing emergency access on the north-eastern elevation is no longer required.
The function of Loading Dock 2 in relation to the extension works, including the new back of house room in that area and vehicle movements within the main carpark aisle.

Issue
Bicycle Parking

The overall bicycle parking provision for the centre appears substantially less than planning scheme rates. If opportunity exists to improve bicycle parking it may assist in offsetting carparking demand.

Information Required
Provide comment on the potential for the development to include additional bicycle parking for patrons – either in the courtyard area or elsewhere.
