Bushfire Hazard Assessment and Management Plan v2 NCES REF: J000545
            Lot 2, 4 & 5 on RP172460 & Lot 7 on RP895754
            66, 82 & 98 Coveys Rd & 39 Tinbeerwah Rd, Tinbeerwah

The landscape to the north is dominated by a mosaic of cleared and vegetated rural/rural-residential
land and regrowth and remnant vegetation. Remnant vegetation is mapped as containing a RE 12.9-
            10.14, RE12.9-10.1 and RE 12.9-10.17 (VHC 8.1) which is attributed a potential fuel load of 35 t/ha
and has been assigned a High and Very High Potential Bushfire Intensity class (QFES 2019).
The open Eucalypt forest is a highly flammable vegetation type which is positioned in a high-risk
burn pathway toward the site, being from the north to north-west. The majority of vegetation to the
north is generally located upslope of the site which would reduce the intensity of a wildfire event
burning downslope towards the site. A subsequent minor increase in fire intensity may be
experienced as a fire breaches the waterway and travels over the inclining slope immediately north
            of the proposed building areas.
The risk of fire impact from the north has been assigned an acceptable risk for Lot 8 due to the extent
of separation, and an intolerable to tolerable risk for Lot 12 and Lot 9 which are located <100m of
            the vegetation.

            5.3.2 South
The landscape to the south of the site is predominantly cleared of hazardous vegetation precluding
small narrow strips associated with road reserves and flanking watercourses. The majority of
vegetation to the south of the site is located greater than 150m from the proposed building envelopes.
The risk of a fire burning from the south toward the site is generally considered low as such weather
conditions are rarely associated with hazardous bushfire weather conditions on the Sunshine Coast.
The risk of severe fire developing from the south is constrained by several factors including small
patch size, limited corridor width, fuel load fragmentation from the presence of existing clearings,
and the low likelihood of a fire developing under southerly winds, which generally facilitate high
humidity, cooler land temperatures and rainfall periods. However, fires under drier south-west winds
            represent greater likelihood of occurrence.
The risk of fire impact to each of the proposed building envelopes from the south has been assigned
an acceptable risk due to the extent of separation.

            5.3.3 East
The vegetation located to the east of the site is dominated by RE 12.9-10.14 (Eucalyptus pilularis
tall open forest). The risk of a fire burning from east to west toward the site is generally considered
low as such weather conditions are rarely associated with hazardous bushfire weather conditions on
the Sunshine Coast, notwithstanding immediately preceding prolonged hot and dry weather periods.
The risk of severe fire developing from the east is constrained by several factors including
fragmentation resulting from the presence of existing clearings for housing and roads, and the low
likelihood of a fire developing under easterly winds, which generally facilitate high humidity, cooler
            land temperatures and rainfall periods.
The risk of fire impact from the east has been assigned an acceptable risk for the building envelope
within Lot 12 and an intolerable to tolerable risk for the building envelopes within Lots 8 and 9.

            5.3.4 West
The landscape located to the west/north-west is mapped as containing a moderately large unit of
VHC 8.1 which is attributed a potential fuel load of 35t/ha (Leonard et al., 2017) and assigned a High
Potential Bushfire Intensity class on flat ground (QFES, 2019).
Vegetation to the west to north-west of the site is located within a high-risk fire pathway to the site
given the typical high fire danger conditions attributed to north-westerly winds. The vegetation to the
west is separated from the proposed building envelopes by approximately 75m of cleared area
            characterised by open grassland.
The risk of fire impact from the west is therefore restricted to an acceptable risk of direct flame
contact, and an intolerable risk of ember and radiant heat impact. The risk of grassfire is also noted
            as inherently present.
