Landscape Cover
While the proposal achieves a landscaped area of approximately 33% of the site, compared with
the 35% required by the Acceptable Outcome of the Multi-Dwelling Code, the shortfall is minor and
does not undermine the overall landscaping outcomes sought by the Code. The landscape plan
provides a substantial landscaped area of approximately 1,017sqm, incorporating a mix of large
shade trees, feature planting, boundary landscaping, hedging, groundcover and deep planting
zones throughout.
The internal layout and siting of built form have largely been dictated by the contours of the site,
internal vehicle manoeuvrability and the provision of the required on-site car parking spaces.
Given the marginal nature of the variation, the nature of the proposed use, the corridors of
landscaping throughout the proposal will be able to accommodate suitable landscaping and
achieve the intent of the Performance Outcome.
