The proposal includes the retention of the existing dwelling to the Maple Street frontage and locates
the new buildings generally to the rear of this dwelling keeping the streetscape’s valued character
generally intact. Some materials and elements reflective of the character area have also been
incorporated into the new buildings such as weather board cladding, pitched roof, ornamental gable
features, eave overhangs, brickwork and timber posts.
These design elements in conjunction with the retention of the existing dwelling combine to provide
a proposal that is sympathetic to the heritage considerations of the Maple Street streetscape and
to Cooroy. Despite the proposal being quite a substantial change to the existing site conditions,
the contemporary proposal integrates with the heritage streetscape and the incorporation of these
design elements throughout the proposal provide for a reasonably integrated design response.
