2.    SITE DETAILS
2.1. Site Description
The subject site comprises four existing lots with a combined area of approximately 3,119sqm and
slopes in elevation from Maple Street to Myall Street. The site contains an established character
dwelling fronting Maple Street, exhibiting traditional Queensland architectural elements including
weatherboard cladding, verandahs and a pitched roof form, together with an associated shed, both
of which are proposed to be retained. The dwelling is set behind an established stone boundary
wall and is complemented by mature landscaping along the Maple Street frontage. The balance of
the site is largely undeveloped, consisting of open areas and scattered vegetation.

2.2. Surrounding Land Uses
The surrounding area is characterised by a mix of residential, medical and community-based uses.
Maple Street contains a concentration of established medical and allied health services, including
the Eden Private Hospital opposite the site and a number of health-related facilities within the
immediate locality. Residential uses adjoin the site to the east and south, while a medical centre is
