Biodiversity, Waterways and Wetlands Overlay
                                               The Land contains a mapped riparian buffer area. The
                                               proposed reconfiguration will reconfigure the Land in
                                               accordance the existing boundaries and not involve any
                                               development within the riparian buffer area. Consequently,
                                               the proposal meets the relevant outcomes of the code.




Flood Hazard Overlay
                                               The Land contains areas mapped as Flooding and Inundation
                                               Extent, particularly over proposed Lot 31. The higher order
                                               approval for the playground (MCU20/0013) has adequately
                                               demonstrated the playground can be established on the Land
                                               while ensuring the safety of people and property can be
                                               maintained during the event of a flood. The proposed
                                               reconfiguration would not increase the potential risk to life and
                                               property during a flood event.
