2           Site and Locality Context
The subject site is located within the Noosa suburb of Sunrise Beach, south of Noosa Heads. The site
is accessed via Grasstree Court from Ben Lexcen Drive which is situated to the east. A small local
shopping centre is located at the corner of Grasstree Court and Ben Lexcen Drive, adjacent to the
approved residential aged care (RAC) component of the development which is to be operated by
BlueCare Pty Ltd. Across a small tributary to the immediate north is Sunshine Beach State High
School, whilst an existing Uniting Care Church and associated residence is located to the immediate
west. Beyond this is Noosa National Park which extends north, west and south of subject site. Land
to the east of the site is largely urban residential in nature.

Grasstree Court separates the RAC site (including Lot 6 to the north) from the retirement living site
to the south (Lot 9) and forms the centre point of access for both components of the approved
development.

An established fire trail network throughout the immediate area and Noosa National Park also exists.
