               DEVELOPMENT ASSESSMENT DELEGATED REPORT
               1.     PROPOSAL
               The application seeks approval for a Material Change of Use - Multiple dwelling (3 Units) and
               Operational Works (Drainage Work, Landscaping, Stormwater & Earthworks).
               The proposal includes three dwellings, Houses 1 & 2 being two bedroom, two storey dwellings and
               House 3 being a three bedroom, three storey dwelling. The development includes a six car
               basement carpark access from the Bottlebrush Avenue frontage, whilst each dwelling house has
               a private roof terrace accessible from the upper level of each unit. Each dwelling is provided with
               additional private open space areas at ground level and via balconies, with House 3 also having a
               private pool and pedestrian access from the Berrima Row frontage.
